The Mortgage Market 2025

2024 was a positive year for homeowners in Sweden. The Riksbank has delivered announcement after announcement about rate cuts, and borrowers have read extensively in the media about the ongoing interest rate war, which is expected to continue for some time.

The question on many people's minds: what will happen in 2025?

No one can predict exactly how interest rates will develop in 2025, but several Swedish institutions have now shared their expectations. The government is the least optimistic, estimating that the key interest rate will be around 2.57% by the end of the year, while the National Institute of Economic Research predicts 1.75%—almost a 1% difference. If we turn to the major banks instead, they forecast rates landing somewhere between 2% and 2.25%. Regardless, it seems the market expects rate cuts, which will hopefully have a positive effect on the Swedish housing market.
