Checklist for Buying a Vacation Home
Buying a vacation home is both a big and important investment. Therefore, we have created a checklist of things to consider when buying a vacation home to help you along the way.
Things to Consider Before Viewing
It is good if you have arranged the financing for the purchase before a viewing. You can then already decide at a viewing what you can afford and the highest bid you can consider making. Ask the broker what the starting price of the property is and what price the seller expects.
Decide what requirements and wishes you have. What is important and what can you consider declining? If your requirements are not met, think about whether you can afford the renovation needed to make the property comfortable for you.
Things to Find Out About the Property & Area
Read through the broker's property description and ask if you have any questions.
Ask the broker about the nearest bus station, train station, school, daycare, shopping center, etc.
Inspect all corners and details of the villa. Sometimes repairs or renovations may be needed. Find out what costs you can afford.
It is always good to check with the municipality if the sewer and water construction has been approved.
Before you complete the purchase, you should conduct a new inspection. After all, it is you as the buyer who has the duty to investigate.
If the vacation home is itemized, you need to go through the inspection report.
When was the last renovation and what has been renovated?
What exactly is included in the monthly fee? This is usually found in the property description from the broker. Also see how the property is heated as it can become an expensive monthly cost in a villa.
Always find out the date you can move out of your current home and move into your new home.
Our brokers help you with a housing calculation. You can also use Notar's housing calculation.
Sometimes the seller leaves wardrobes and similar loose items in the property that are included. Find out what they are.
Also take a look at the entire area to ensure you like the neighborhood.
