NIE Number – How to Apply When Buying Property in Spain

If you are going to buy property in Spain, the NIE number is one of the first things you need to arrange. The number is needed to complete the purchase.

Here we go through what an NIE number is, why you need it and how to apply, both from Sweden and on site in Spain.

What Is an NIE Number?

NIE stands for Número de Identidad de Extranjero and is a personal identification number for foreign nationals in Spain. It can be compared to a Swedish personal identity number in dealings with Spanish authorities, banks and companies.

The number is personal and is used in many legal and financial matters in Spain.

Why You Need an NIE Number When Buying Property

The NIE number is used, among other things, when you:

  • sign the deed of sale at the notary
  • pay tax in connection with the purchase
  • open a Spanish bank account
  • sign up for electricity, water and internet
  • pay property tax and file tax returns in Spain

If you are buying the property together, you each need your own NIE number.

How to Apply for an NIE Number

Through a Representative

A convenient option can be to apply for an NIE number through a lawyer or legal representative, especially if you are buying property in Spain for the first time. With a power of attorney, the representative can help with the application and also assist with other parts of the purchase process. Check which requirements apply for this.

From Sweden

You can apply for an NIE number through the Spanish Embassy in Stockholm. Check the current procedures and what applies before you apply.

On Site in Spain

In Spain, you can apply through the Policía Nacional or the Oficina de Extranjeros. An appointment may be required, and waiting times can vary depending on the location.

Which Documents Are Needed?

Which documents are needed can vary depending on where you apply. Usually the following are requested:

  • a completed application form (EX-15)
  • a valid passport or national ID card, plus a copy
  • documents showing why you need the number, for example a reservation agreement
  • a receipt for the paid fee (form 790, code 012)

Always check the current document requirements before submitting your application.

How Long Does It Take?

Processing times vary from a few days to several weeks depending on where and how you apply. Apply in good time, ideally as soon as you start looking for a property in earnest.

NIE Number or Residencia?

An NIE number does not mean that you are resident in Spain. As an EU citizen, you should normally register your right of residence with the Spanish authorities if you plan to stay in Spain for more than three months. You then receive a registration certificate that also contains your NIE number.

If you buy a holiday home without settling in Spain, you normally do not need to register your right of residence solely because you own property.

Different rules apply to tax residence. Among other things, stays of more than 183 days in a calendar year can mean that you become tax resident in Spain. Other circumstances can also affect the assessment.
